Baltimore – Monroe Hall at George Washington University

George Washington University in Washington, D.C. turned to Flynn this past summer for a complete re-roof and we did not let them down. The project was a 15,800 sq. ft. complete tear off and re-roof for the university’s Monroe Hall using 080 Carlisle White TPO. This roof comes with a 30 year warranty and 100 MPH wind warranty.

The wind warranty means we had to adhere to more stringent rules. FM Global, the university’s insurance company, has the highest standards in the industry and their own set of rules to which we must adhere. These requirements added up to more labor and materials.

Another challenge was logistics. We had a limited amount of time to complete the project along with two other projects in a six block radius at the same time. Moreover, we couldn’t start till 7 a.m. On top of that, over half the main roof deck was not concrete. The deck was also supposed to be tapered, but it wasn’t. We had the job stocked with flat insulation, but had to change it for tapered without a crane. We didn’t get the crane out because we would need road closures and permits – all of which takes more time and money. In addition, the change in deck material from concrete to Gypsum changed the roof assembly by adding more layers and how it was fastened to the deck.

Despite all this, our dedicated crew and management brought the job in on time and under budget. The project was completed in July 2019.
